What was once a cattle yard is gradually becoming a garden, part of it planted with fruit & nut trees in a small meadow of native flowers & grasses left uncut for the benefit of an ever-increasing number of birds and pollinators. Around the house are flower borders teeming with bees & butterflies all summer long. The large lawn provides the perfect space for children to play and a sunny courtyard with garden furniture and large dining table looks over the valley to fields beyond.

The 3 bedrooms are all on the ground floor enjoying countryside views and lovely comfortable beds. The main bedroom has an ensuite shower room and the family bathroom serves two further double bedrooms, the second bedroom can be a super king or twin. Two sets of double doors downstairs open the space onto the rear terrace, perfect for those warm sunny days.
Upstairs is the open plan kitchen, dining and lounge area, a light-filled, sociable space with a log burner and double doors opening to the front of the property. Comfortable sofas and occasional chairs offer the ideal setting for those wanting to kick back and relax while the well-equipped kitchen and large dining table are perfect for preparing and enjoying a wealth of local produce.
The driveway takes at least 3 cars comfortably and a 5-bar gate provides a barrier to the lane.

There are stone steps in and down to the courtyard, so youngsters or those with mobility issues will need to take care. There are handrails which we would encourage you to use. A stair gate is provided.

The small hamlet of Hatch is ideally placed to visit the local area. Only a couple of miles outside the market town of Kingsbridge, you will be able to reach the local beaches at Bantham and Bigbury on Sea within a 15 minute drive. South Milton, Hope Cove and Salcombe are all a short drive away.
The naval town of Dartmouth is a 30 minute drive and you can easily reach Dartmoor within an hour.
There are beautiful countryside walks on the doorstep along the leafy lanes and footpaths taking you across the fields to Loddiswell or along the river to Averton Gifford at the head of the tidal River Avon estuary. From here footpaths can take you to Bantham and Bigbury on Sea.
We recommend walking to (Aune) Valley View Cafe for their famous full English breakfast, the farm shop is next door with a butchery and delicatessen; and the local post office and convenience store as well as the Churchouse Inn at Churchstow – all within 20 minutes.
